analysis of Greater Victoria area real estate buyer profile (for 2005)
A large majority of local home buyers last year were from the Greater Victoria area with only two percent of all buyers coming from the US. The analysis of buyer origins using MLS data provided by Victoria area Realtors also shows buyers from the US made up less then 10% of all out-of-town buyers.
Of all home buyers in 2005, 76% were from the Greater Victoria area: 12% were from elsewhere in BC, including one percent from the Malahat and area, 2% from the south Gulf Islands, nearly 3% from Northern Vancouver Island, and just under 5% from the Lower Mainland.
Nearly 9% of all buyers were from other parts of Canada (4% from Alberta and 3% from Ontario/Quebec) and just over 3% were from outside the country (just over 2% from the USA).
When out-of-town buyers are considered as a group, the figures show nearly 51% were from other parts of BC, over 35% were from other parts of Canada and over 13% were from outside the country.
The following figures may be of particular interest when examining the origins of out-of-town buyers -- bear in mind the percentages relate to out-of-town buyers only:
| Malahat & Area | 4.15% |
| Southern Gulf Islands | 8.26% |
| North Vancouver Island | 12.07% |
| Lower Mainland | 19.49% |
| Alberta | 16.71% |
| Ontario/Quebec | 12.75% |
| USA | 9.62% |
In all categories, figures for 2005 showed only minor variations when compared to 2004.
